Property Description

Note: we book only 6 months in advance of your stay. The availability calendar will show booked out over 6 months in advance. The house is located in a residential neighborhood, and we ask our guests to respect this situation. The house is not a party house, but a quality place to stay. Excessive noise and "potty" language is not tolerated by the neighbors. Minutes from downtown, yet in a country setting with lake and valley views, the level access home invites you to relax, rest and enjoy your stay. The home is very well built (brand new as of Nov 2010) with many green environmentally friendly features. It is quite cozy to stay in, with the natural tone colors, bamboo wood floors, antique and contemporary furnishings, & NG fireplace. The kitchen has all the cooking and bake ware with all the "crockery" needed. The laundry room has new front loading clothes washer and dryer, with a laundry-folding counter-top and an iron/ironing board is provided. The great room has a big screen projection TV/Stereo and really comfy couches. There is an office desk center with WiFi and Wired internet, computer, scanner/copier/fax & portable phones. The phone allows unlimited North American calling. The upstairs bedrooms have a portable phone and an IPOD clock radio docking station. For guests there is ample off street parking of sedan style cars. 2 inside the garage, 2 in front of the garage and 1 along side the sidewalk. Storage is available for repeat visitors in the basement. Downstairs - 2 bedrooms, a bathroom, a lounge (chaise lounge) area with TV/DVD, pool table and two eating/card dining tables in the basement, There are hiking trails and a park nearby. Clients love the views, the birds/deer, and the quietness of the location. The deck is a favorite spot in the summer.

Property is NOT waterfront or within 30 minute drive of a lake, ocean or river.

Vernon is located in the valley with 3 lakes nearby. Swan Lake is used for small power boats, rowing, fishing. Kalamalka Lake and Okanagan Lakes are large with all types of water crafts.

Snow Skiing & Boarding

Ski/Board Out is a 30 minute drive to the ski resort parking lot.

Silver Star and Sovereign Lakes Ski Areas are World Class

Security or Damage Deposit

A credit card is required for a security/damage deposit.

Groups of young adults may be subject to a larger deposit., When warranted, the deposit (or portion thereof) is refunded within 5 days of departure.

Pet Policy, Deposit & Fees

Pets are not allowed due to bylaws/regulations/policies.

Due to potential allergies of subsequent guests, pets are not allowed.

NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.

Cleaning on Departure

A fee is charged for Cleaning on Departure

Fee of 150.00 CAD for stays that are 1 to 6 nights in duration.

When additional housekeeping applies, we will charge the applicable costs for it.

Cleaning During Stay

Cleaning/Maid service is included in the rent and occurs every 3 days during a stay.

Should daily maid service be required it is billed extra pending the time costs for the service. We can provide a quote.

Linen

Linen is provided enough for a 3 night stay as part of your rental fee. Additional linen can be provided as required for an extra negotiated fee.

Airport Transfer Services & Fees

A guest must request this optional service.

Airport Shuttle coordination can be done, and is charged for at the going rate, which also is a function of luggage volumes and number of passengers.

Phone use is included in the rent.

There is a portable base station phone and a portable phone in each bedroom. The telephone service is provided in your rent with unlimited North American Calling and 6 cents/minute international calling billed extra. As there is an internet computer in the home, we suggest using Skype to call internationally.

All extra requirements can be provided at the appropriate fees.

Air Conditioning & Fees

The house has a dual zone heat pump, controlling the upstairs and downstairs temperatures separately. It has Natural Gas back up and forced air. The house has many green features, including dual pane gas filled windows, bamboo floors to absorb winter sun rays, but extended eaves so the sun actually doesn't directly enter the home in the summer. There is no additional charge for heating or air conditioning.

Nice new place.


We would like to say the accommodation was way past our expectation. Most people would hesitate to rent out a new property to nine guys on a golfing tour but these owners did and we were glad.
