The Villa has 2 bedrooms, an open den, 2 baths and a 2-car garage. The unit has a Southern exposure with a large screened lanai overlooking a finger lake / canal. The Villa is approximately 1700 sf and has a large family room with a 60" plasma TV, a full service kitchen with quartz counter tops, granite sink, porcelain back splash, 2 counter stools. It is well equipped with service for 8, a dining area with seating for 4 ( can comfortably seat 6 using 2 lanai chairs), a separate open den / sitting area with a queen size sleeper sofa (new mattress), a master bedroom with a King size bed and a flat screen TV, a guest bedroom with a queen size bed and a flat screen TV, an enclosed lanai with a flat screen TV, and a laundry room with washer and dryer. The Villa has sliding screen doors in the main entrance door as well as the garage door which, when used, provides wonderful breezes through the unit and the screened lanai. We also have 8 beach chairs in a variety of styles and a beach umbrella. The Villa is very comfortable for 2 couples as it is a split floor plan, but can sleep more with the sleeper sofa. The Villa is located in Verona Walk, which was voted the "Community of the year" in the state of Florida in 2014. The resort offers: a 24/7 guarded entry gate, over 20 miles of jogging/hiking trails, resort sized community pool, lap pool,children's play area with equipment, 24/7 fully equipped fitness center, 8 lighted tennis courts, bocce ball, basket ball and pickleball courts. The Town Center features: a bank, post office, restaurant, hair salon, travel agency, library, gas station, car wash, computer center, ballroom, card rooms, and a full time activities director.
The Villa is located a short 10 minute walk, over several bridges, to the resort pools and other amenities and to the Town Center. All of the resort amenities are available to our tenants.
Please note, in addition to the 10% tourist tax that the the state and county charge, the Verona Walk Commmunity Home Owners Association (HOA) must approve all renters. The HOA also requires a minimum 4 month stay for all leases. The approval process includes both a credit and background check. They charge a $100.00 application fee plus $50.00 per person background check fee for all persons staying in the Villa. All applications and fees must be sent to the HOA NO LATER THAN 30 days prior to the lease start date, but the sooner the paper work is submitted the sooner the approval. Therefore, to insure that the HOA approval process is completed in a timely manner, we will send all the application paper work to all prospective tenants when the initial 50% payment has been received. Should the HOA disapprove any prospective tenant, for any reason, there will be no refund of any monies collected by either the VRBO, the owners and/or the HOA.
