CanadaStays releases Canadian vacation rental trend report

2018 trend report highlights the year’s most booked Canadian destinations and the best time to book your vacation rental

January 24, 2019 - Toronto, ON - CanadaStays, Canada’s largest vacation rental marketplace, today released its 2018 Canadian Vacation Rental Year in Review, highlighting the year’s booking trends and continuing growth in demand for vacation rentals across the country. The number of trips taken on the platform increased 52% over last year, equating to over $40M in bookings and more than 25,000 families checking into vacation rentals in 2018.

Major cities and ski areas dominated the most booked list in terms of booking volume, but 2018’s most booked destinations also included a few newcomers: Wasaga Beach, Ontario and Halifax, Nova Scotia.

In terms of value, 2018 trends showed that May and September, the typical shoulder summer months, offered the best nightly rates. In comparison, average nightly rates in December were almost 50% higher than average, followed by the winter months, with rates reflecting high demand in popular ski destinations across the country.

“Canada tends to see more significant peaks and valleys in vacation rental demand throughout the year, which can make great affordable rentals seem impossible to find during those high-demand periods,” says Emily Rayson, COO at CanadaStays. “For the best selection, start your search more than six months ahead of your travel dates. And if you’re on a tight budget this year, consider booking off-peak to save up to 40% off rental rates.”

Summer months accounted for 54% of all bookings, with August being the peak month, making up for 22% of bookings. Seasonal booking averages and trends were as follows:

Spring

  • When to Book: 80+ days ahead
  • Best Rates: April

Summer:

  • Average Nightly Rate: $352
  • When to Book: 80+ days ahead
  • Best Rates: July

Fall:

  • Average Nightly Rate: $261
  • When to Book: 60+ days ahead
  • Best Rates: September

Winter:

  • Average Nightly Rate: $395
  • When to Book: 100+ days ahead
  • Best Rates: January

While the majority of demand on the platform came from Canada and the US, website trends for the last year showed growing international visits, with increased demand from Germany, Mexico, India and France.
