Upon entering the home, guests are greeted with expansive walls of glass in the Great Room, which draw the eye to the private and lush backyard. This stunning outdoor living space features a South-facing saline pool, outdoor dining, gas BBQ and lounge chairs from which you can take in the exquisite mountain views rising from the West. Located on the Eastern side of the home is a private outdoor shower - a true delight with stunning unobstructed views! The yard is walled and gated for privacy, and is pet-friendly.
The Great Room features vaulted ceilings, custom LED lighting and travertine flooring, creating a space that is modern, yet warm and inviting. Anchored by a stacked stone natural gas fireplace with comfortable seating for all, this space is sure to be a popular gathering area for all guests!
The updated kitchen features cherry wood cabinetry, new quartz countertops, six-burner Wolf professional gas range, and wall mounted HDTV. The kitchen offers abundant dinnerware, glassware and cooking implements to inspire any level of culinary creativity, including pots/pans, blender, coffee maker, toaster, basic cooking utensils and condiments. This home features numerous dining options including the formal dining area located adjacent to the kitchen, alfresco poolside dining, or seating at the kitchen island for informal meals.
When it is time to retire for the evening, each of the three guest suites features queen sized beds, flat screen HD TV, dressers and nightstands, with private en-suite bathrooms offering a single vanity, commode and updated custom tile walk-in shower. Each suite also features new flooring, ceiling fans and USB wall sockets for easy charging of your mobile devices, as well as new faucets, shower valves, and exhaust fans in each of the three en-suite bathrooms. The master bedroom has two queen beds and each of the other bedrooms has a queen size bed (four queen beds in total).
Recent updates to the home include fresh paint throughout, drinking water filtration system, custom fifteen speaker Wi-Fi A/V system with three Apple TV’s and speakers in all rooms, expanded laundry room with new full size washer and dryer, and renovated full size heated saline pool with multicolored LED lighting, all new pool equipment, tile, plaster and pool decking.

-2 night minimum stay other than festivals and federal/national holidays which have a 3 night minimum stay. Guests staying at least 28 consecutive days to pay for electric and gas utilities.

-Max overnight guests 8 and up to 10 during the day. Specifically 6 adults and 2 children ages 12 and under overnight per city ordinance. If no children max overnight adults 6.
-Max 3 cars per reservation (for overnight guests), per city ordinance. -No subletting or transferring bookings.
-No smoking inside the house.
-No glass or glasses by the pool, plastic cups & plates only.
-Swim at own risk. No running, diving or minors swimming unsupervised.
-Additional fees and requirements for events, receptions and filming. Please inquire for details.
-Anything broken, damaged or lost to be reported immediately.
-Minimum age requirement is 25 for renters, per the city of Palm Springs law.
-This is not a party house, city noise ordinances strictly enforced 24/7. No amplified music outside per Palm Springs law. Quiet time from 10 pm to 7 am, per Palm Springs law.
-The city of Palm Springs now requires that we obtain and submit to city a list of names of the adults staying at the vacation rental property for each reservation. My property manager will meet guests to sign the city of Palm Springs vacation rental statement rules and regulations at check in or within 24 hours of check in and to answer any questions you have. -Reasonable Use: Tenant agrees to use the Premises only as a private vacation residence for themselves and the other individuals listed as registered guests of Tenant. Tenant and registered guests agree to conduct themselves in a manner that will not disturb the neighbors' peaceful enjoyment of their properties, and that failure to do so shall be Tenant’s sole responsibility. Accordingly, Tenant shall follow the owners house rules and guidelines of the City of Palm Springs Good Neighbor Brochure, provided to Tenant at Premises (in guidebook). Furthermore, Tenant agrees that any noise disturbances resulting in a call from a neighbor, a visit by the city, law or code enforcement, will result in a fine. Any violation including noise or over-occupancy etc. is strictly prohibited. Tenant shall not make or suffer any alteration to the Premises. Tenant further agrees that they will not allow the Premises to be used for any improper or illegal purposes.
