Our house is convenient to I40, Asheville, Black Mountain, Biltmore Estate, Blue Ridge Parkway, breweries, and all the fun our mountains have to offer! You'll love staying here if you are looking forward to visiting all of these things (we are only 1 short mile from the LEAF shuttle parking area). You may not love staying here if you are looking for a mountain hideaway, as our house in on a neighborhood street with plenty of neighbors. Our 3 bedroom, 2 bath home offers a jetted roman tub in the master bath (no standing shower in this one; rather a sit-in-tub shower wand can be used), 1 King bed in the master bedroom, 1 Queen bed in the hall bedroom, a hall bathroom with shower and standard tub, and 2 Twin XL beds in the bedroom off the entryway/living room. There is a gas log insert in the fireplace, wifi, smart tv, eat-in kitchen stocked with cooking utensils/pots&pans/blender/coffee maker&filters/wine&beer glasses/dishes/kids cups&dishes. The front patio offers a gas grill and outdoor table with chairs. The back deck offers mountain views (in addition to a couple rooftops).

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT BETWEEN OWNER AND GUEST. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF GUESTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

PAYMENTS: All payments made by the tenant shall be deposited through the online vacation rental company Guest uses for booking. INDEMNITY: The Guest agrees to release and indemnify the Owner from and against all liability, should anyone be injured upon the premises during the term of the lease, resulting from any cause whatsoever, except in the case of personal injury caused by the negligent act of the Owner, his Agent or the Agent's employees. Guest agrees to hold property owners harmless for any accident or injury whatsoever that may occur on the rental property during occupancy.
SMOKING inside the home is strictly PROHIBITED. If this regulation is violated and smoking has been detected in the rental property, an additional $100 cleaning fee will be charged to the credit card on file.
PETS are NOT permitted in or on the rental property. This policy also applies to friends and family who may stop by for a visit and bring their pet with them. OCCUPANCY: Maximum Occupancy is 6 persons. Maximum Occupancy violations will result in rent forfeiture and immediate eviction of guests. Guests will obey occupancy limit at all times. Absolutely no parties, youth groups, fraternities, sororities, weddings, receptions, or meetings allowed. If such group attempts to occupy the rental property, all monies will be forfeited and guests will be asked to vacate the property immediately.
Absolutely no firearms or pyrotechnics will be permitted on the rental premises.
MECHANICAL FAILURES/REPAIRS/APPLIANCES: Refunds will not be issued for mechanical failures of non-essential or luxury items, including, but not limited to Television, Satellite/Cable/WiFi Services, wood burning stove, Air Conditioning, or any other appliance that fails to operate properly during your stay. No refunds will be issued for minor disruption of any utilities including, but not limited to, power outages, etc. These failures are beyond our control and no refund or rent reduction will be given. Please report inoperative equipment to the Owner and we will make every effort to have repairs done as quickly as possible during reasonable hours.
Locked areas for which Owner has not provided a key, such as Owners' personal storage areas, are exempt from this lease agreement and are off limits to the Guest. Forced entry into these areas is cause for immediate termination, legal action, and Guest will be charged for damage and/or missing items.
PERSONAL ITEMS: Owners are NOT responsible for guests' personal belongings that are lost, stolen, or left behind. If found, items will be returned at the guests' request and expense.
CLEANING: For Checkout, all trash and recyclables are to be placed in their proper bins. Pick-up schedule is on Wednesday morning. Leave all bed and bath linens used during stay in the master bathroom bathtub upon departure.
Guests are responsible for cleaning out the refrigerator and disposing of all perishable food items and storing all dishes and utensils that were used.
By signing this agreement, the tenant agrees to pay a fee of up to $100 if check-out procedures are not followed and extraordinary cleaning is deemed necessary.
CHECK-IN AND CHECK-OUT PROCEDURES: CHECK-IN IS AFTER 3 PM. CHECK-OUTS IS BY 11AM. We need this time to properly clean the property for the next guests arrival.
EARLY AND LATE CHECK-IN AND CHECK-OUT: Requests for early check-in or late check- out will be considered on a case-by-case basis. If you are interested in either, please contact us in advance of your arrival/departure with your request. Consideration is given based upon the properties “status" immediately prior to, or following, your reservation.
Rental property will be stocked with initial supplies including, but not limited to: linens and towels, dishwash soap, sponges, hand soaps, paper towels, toilet paper, garbage bags. The cottage has a fully equipped kitchen including microwave, oven, toaster oven, blender, coffee maker, tea kettle, as well as cooking and eating utensils.
During your stay, feel free to use anything that is available to you. We ask that you please not take anything home with you when you check-out (i.e. linens, paper products, plastic containers, toiletries...).
TRANSFER OF PROPERTY. Should the present Owner transfer title to the real property, which is subject to this lease, the Owner is obligated to disclose to the Grantee certain information regarding existing leases. For rentals which end more than one hundred eighty (180) days after such recording of the interest to Owner's successor in interest, the successor in interest will not be bound for any rents which end more than one hundred eight (180) days after such recording unless they agree to be bound in writing.
