GENERAL POLICIES OF CONTEMPO FLORIDA VACATION HOMES Our General Policies are subject to acceptance by the owners as each Orlando Vacation Home is individually owned. Some owners may have policies which differ from our general policies. Owners policies which differ from ours will be disclosed in the home page of each Orlando Vacation Home published on this website. GENERAL POLICIES -Check-in time is 4 P.M. and Check-out time is 10 A.M. -All Reservations require a cleaning charge that varies according to the size of home. -We regret that pets are not permitted in our properties. In case of noncompliance a fine is incurred. -We require that smoking be confined to the pool deck or outside areas. In case of noncompliance a fine is incurred. -Pool and Spa heat are optional for a minimum of 7 days for a nominal charge. -It is each guest’s responsibility to read and comply with instructions within the "Guest Information Book" located in the home. -Florida Lodging laws require that you register no later than 24 hours after your arrival. You will need to provide identification, and a valid credit card. RESERVATION PROCEDURE Contempo Vacation Homes requires a minimum 3 night’s stay during low season, and a 7 night stay during peak. Every property is inspected prior to check-in and after check-out and you may be billed if excessive cleaning is required. If you would like supplementary cleans during your stay, you may call our office to schedule this at an additional cost. CANCELLATION POLICY If you should have to cancel your reservation, please notify us in writing immediately. A credit card number will be requested at the time of booking, and failure to cancel in writing may result in the initial deposit or final payment being charged to the credit card. If payment was made via check or wire, a refund in the form of a check will be issued. All cancellations must be confirmed in writing. -Written notification received more than 46 days in advance, 100% of the total amount, except the booking fee and the processing fee will be refunded -Written notification received 30 – 45 days in advance, 75% of the total amount will be refunded -Written notification received 15 – 29 days in advance, 50% of the total amount will be refunded -Cancellations made 1 - 14 days in advance of arrival, no refund will be allowed. CHECK-IN/CHECK-OUT On-line bookings For on line bookings where guests have already registered and paid the damage waiver, they can go directly to the house at the check-in time disclosed below. -CHECK IN time is any time after 4PM on the day of arrival. If you would like to request an early check in time of 12pm onwards please call our office for availability and pricing. -CHECK OUT time is by 10AM on your departure date. If you would like to request a late check out, please call our office 24 hours prior for availability and pricing. Failure to depart by this time may incur a charge equal to one day’s rental. If you arrive out of office hours, registration MUST be completed within 24 hrs. CHANGING A BOOKING Should you wish to amend any details of your booking, please contact us immediately. Contempo reserve the right to move a booking to a home of equal standard or better at no extra cost. Contempo, acting on behalf of the homeowner, reserves the right to cancel an agreement at any time prior to guest checking into property. In this event, the guest will be refunded all monies paid and neither Contempo nor the owner of the property will be liable for any damages incurred as a result of the cancellation. The guest will be offered a move to an alternative vacation home, at no extra cost. This is highly unusual and would require extraordinary circumstances from the homeowner. WEATHER Force Majeure means that we will not be held responsible for unforeseen circumstances that are out of our control, such as adverse weather conditions, terrorist activity or any natural disasters. In this instance, no compensation will be paid. AMENITIES Swimming pools and spa amenities are checked on a regular basis. Every effort is made to have them in good working order but no refunds or discounts will be made in the event they are inoperable during your stay. Guests choose to use these amenities at their own risk. Fees associated with heating pools are subject to change without any notice. Not all pools have heaters, to ensure a heater is available it should be booked at the time of reservation. Contempo make no guarantee that HOA / community operated amenities will be available. DAMAGE WAIVER Contempo Florida Holidays will waive liability up to $500 for inadvertent damages or breakages to the home for the one time only payment which is determined by length of stay. In order for this waiver to be valid any incidents must be reported to the management company at the time of the occurrence. Exclusions: Intentional acts, gross negligence, theft and/or willful and wanton conduct. MAXIMUM OCCUPANCY These are maximum occupancies assuming that properties have sleeper sofas or pull out beds. Please check the individual property descriptions for details. Laws permit only 2 persons per bedroom and 2 using sleeper sofa or rollaway beds, this includes infants. 3 bedrooms sleeps maximum of 8 4 bedrooms sleeps maximum of 10 5 bedrooms sleeps maximum of 12 6 bedrooms sleeps maximum of 14 7 bedrooms sleeps maximum of 16 (14 in Osceola County) HOUSEHOLD SUPPLIES AND FURNISHINGS The rental home will have an initial supply of Toilet rolls (1 per bathroom) and 2 trash bags. The home will be fully furnished with Kitchenware, bath towels and bed linens on all beds. Your rental home will be cleaned and serviced prior to arrival. Additional cleaning and linen services are available; please contact our office for services and pricing. Pet Policy: Pets are not permitted in any of our vacation homes. If this policy is breached, we reserve the right to terminate the rental agreement immediately, with no refunds. A charge of $500 will be applied for deep cleaning of the rental property No Smoking: All accommodation provided is non-smoking. If this policy is not adhered to, a $500 charge will apply for deep cleaning of the rental property.
