Dragon Point Villa is located high atop Fallbrook, CA, "The Avocado Capital”, 15 minutes south of Temecula Wine Country in the scenic, Northern County region of San Diego. This 3,888 sq. ft., modern villa is set on 8-acres of agricultural fruit groves & working vineyard. This exclusive property is located at the top peak of a private hilltop with prime, 300-degree, panoramic, 'WOW' views of Oceanside, mountain reservoir, and the picturesque, agricultural hills of North County San Diego.

BY BOOKING THIS PROPERTY, THE GUEST/RENTER AGREES TO THE FOLLOWING TERMS, AND WILL SIGN A CONTRACT OUTLINING THE FOLLOWING:
UNAUTHORIZED PARTIES & EVENTS ARE PROHIBITED
*The guest must receive approval and authorization from the host for any events or parties held on the property. A signed, 'Special Event Contract', along with a receipt of additional payment for the event/party will confirm the approval of a guest's event/party to be held on the premises, in addition to the guest's overnights stay.
Any events or parties must be approved one (1) month before the check-in date, and may require an additional event/party fee.
Exterior surveillance cameras, and noise monitoring technology are installed onsite to document proof of an unauthorized event/party. The host/property owner, property manager, or representative may enter and exit the property if there is reason to believe an unauthorized event/party is taking place. The renter agrees that the host may charge the renter's card on file, or be billed for any extra guests, and/or if an unauthorized event/party occurs.
EXTRA GUESTS & VISITORS OUTSIDE OF BOOKING AGREEMENT
*Extra visitors or guests outside of the booking agreement must be approved by the host. This includes visitors that are not spending the night. Please communicate any additional visitors, or guests directly through the host for approval.
The final overnights stay pricing may be adjusted if there is an increase in the actual number of guests or visitors on the property, versus the agreed number of guests the guest has contractually paid for.
Exterior surveillance cameras are installed onsite to document proof of the actual number of guests/visitors on the property, and the host, property manager, or representative may enter and exit the property if there is reason to believe more guests than the agreed amount specified on the booking are on the property at any given time, or if an unauthorized event/party is taking place. The guest agrees that the host may charge the guest's card on file, or be billed for the extra guests, or unauthorized event/party if this occurs.
LOUD NOISE & MUSIC
*The host wants the guest to have an enjoyable stay at the property. However, please be aware that the villa is located high atop a hill, and loud noise echos down to the neighbors very easily.
Noise monitoring technology is installed onsite to document noise threshold levels, and neighborhood noise regulations do apply. In the event that the guest or their guests creates a disturbance due to high noise volume, a property manager has full authority to ask the guest to turn the volume down and/or off. If repeated disturbances are created, at the property manager’s discretion, the guest(s) may be expelled from the premises or the offending noise will be ended. In the event of disturbances to the point of expulsion, no portion of the overnights stay costs will be refunded to the guest.
Loud noise and/or music must end by 10 p.m., on any day of the week. If listening to music after 10pm, it is highly recommended to use the garage space provided the volume is modest and it cannot be heard beyond the boundaries of the property or by immediate neighbors.
EARLY CHECK-INS & LATE CHECK-OUTS
*Any early check-ins or late check-outs must be approved by the host, and may require an additional hourly fee.
Late check-outs (especially if there is another guest checking in on the same day) may incur a $30 per hour late fee for each hour after the set check-out time. If there is another guest scheduled to check-in on the same date as the renter's check-out date, the host, and/or the host's cleaning staff has full authority to enter the interior premises, and begin cleaning at 11am sharp. If the renter does not vacate the property, or prohibits the new guest from checking-in at their scheduled check-in time, the additional nightly rate will be charged to the renter's card on file, or billed after their stay.
NEIGHBORING FRUIT GROVES & VINEYARD
*The avocado fruit groves, grape vineyard, and land off of the main, bottom driveway up to the villa, between parking lots 'C' and 'B' (below the greenhouse) do not belong to DragonPoint Villa, and are private property. The land behind parking lot 'B', up a dirt road, with several cars parked on it, is also not part of DragonPoint Villa. The avocado groves, vineyard, and private land are closely monitored, and the land owners will call law enforcement if anyone, including the renters/guests of DragonPoint Villa trespass onto the neighboring property. In addition, anyone who takes the neighbor's avocados, grapes, or other property will be fined.
The renter/guests of DragonPoint Villa are welcome to carefully explore the grounds of the property which are up, past parking lot 'B' (The greenhouse). Do not venture out below parking lot 'B' (The greenhouse).
FURNISHINGS & DECOR
*The host asks that if guests move or rearrange the existing property furnishings, including, but not limited to, artwork, lamps, furniture, bedding, seating, to please put them back in their original location, undamaged, with no damage caused to the floors.
No nails, screws, or penetrating items are to be used on our exterior or interior walls or floors. Only low tack tape is allowed on our floors or walls. Any damage will be charged or billed after the guest's stay.
*Fallbrook is an area very prone to wildfires.
We do not allow the use of real candles and/or any other fire related decorations such as Tiki torches. Please consider using flame-less battery operated candles if you want the ‘look’ of lit candles.
Fireworks of any kind, including sparklers, firecrackers, cherry bombs, poppers, are strictly prohibited by the county of San Diego. Please visit San Diego County's website for more info.
When operating the villa's 2 fireplaces, do not leave them unattended. Please ensure that they are properly lit, and extinguished in a safe manner.
The host does not provide an outdoor grill or BBQ. Guests are welcome to bring their own provided that they are operated properly, never left unattended, and operated with proper fire extinguisher at hand.
While smoking is permitted outside, a designated smoking area is required with proper cigarette disposal can to be provided by the guest. Please do not litter the property with cigarette butts. Smoking is strictly prohibited indoors. If smoking odor is left in the villa after check-out, an additional cleaning fee will apply.
*There is absolutely no illegal drug use of any kind tolerated on the premises or within 25 feet of the front security gate including loitering or congregating outside the front security gate during the guest’s stay.
Threatening language or any type of physical violence will not be tolerated and will be cause for immediate expulsion. Renter and their guests shall use the premises in a considerate manner at all times. Conduct deemed disorderly at the sole discretion of the host shall be grounds for immediate expulsion from the premises and conclusion of the rental period. In such cases no refund of the overnights stay costs shall be made.
*Renter agrees to hold the host, and/or the host’s employees, harmless of and from any liabilities, costs, penalties, or expenses arising out of and/or resulting from the rental and use of the premises.
CITY, COUNTY, STATE, FEDERAL LAWS
*The renter, and their guests agree to comply with all applicable city, county, State, and Federal laws and shall conduct no illegal act on the premises. This is a drug free property at all times, no exceptions. The renter shall not sell alcohol on premises at any time. The renter may not serve alcohol to minors on the premises at any time. The renter agrees, for everyone’s safety, to ensure alcoholic beverages are consumed in a responsible manner. The host reserves the right, in its exclusive discretion, to expel anyone who in its judgment is intoxicated or under the influence of alcohol or drugs, or who shall in any manner do or participate in any act jeopardizing the rights, use permit, or insurability of the property, or the safety of its staff, guests, or villa contents.
ENTRY & EXIT
*The guest shall allow the host access to the property for purposes of repair, inspection, in event of an emergency, if an unauthorized party/event has occurred, or if the renter creates repeated noise disturbances. The host, property manager, or representative, shall contact or notify the renter beforehand if interior access of the home is needed.
LOST & FOUND
*The host takes no responsibility for personal possessions left on premises during or after the guest’s stay. The host does maintain a lost and found and will hold recovered items up to 15 days. Every attempt
