Other things to note
Sleeps 9 or 10?
Our listing says that the property sleeps 10, but in our description we say that it sleeps nine comfortably. Why the discrepancy? This is based on one of the bedrooms that has a double bed. A double bed is "cozy" for two people, so in our view we count that as sleeping one person comfortably. Airbnb counts this as sleeping two. You can decide.
Part of the sleeping arrangements includes two single beds. Neither of these are in a private room, they are in open/shared space. One single bed is upstairs on the second level in an open loft in between the master bedroom and the smallest bedroom that has the double bed. The second single bed is in the living room area. It is a daybed, and offers the least privacy. This daybed can be extended out to a queen size bed to sleep two. If this is something that works for your group we can convert this to a queen bed for you, just ask.
The screen porch can augment the sleeping arrangements as well if anyone wants to open up the futon couch and spend the night in the fresh air. We can provide additional bed linens for the futon upon request.
The air conditioning is provided by a free standing floor unit. It is not central air conditioning. The unit does provide some cooling and comfort in the very hot weather, but it does not fully cool the space.
The home is serviced by a septic system, if you are a city dweller not accustomed to properties that rely on a septic system please take note. Septic systems will fail by the use of bleach and/or other harsh chemicals. These systems are also sensitive to items that do not break down (bio-degrade). Keep food waste out of the sink in the kitchen, and do not flush anything down the toilet other than the obvious. Repairs can cost thousands and are entirely avoidable.
Smoking is not permitted.... however we are open to allowing smoking outside in the screen porch. Please respect that privilege if this applies to you or anyone in your party. Use the butt can provided in the screen porch and dispose of your cigarette butts please.
The cottage is really a happy place for dogs. There is a lot of space for them to run around and play and enjoy being a dog. Dogs are permitted and welcome at the cottage, but dog hair on the furniture and in and on bed linens is not.
Heating in cooler months
The cottage is a poorly insulated drafty old property. Heating comes from a variety of sources. There is a central forced air electric furnace, baseboard heaters, electric wall convection heaters and a central wood burning stove. A combination of these options provide adequate heating however the floors on the main level will always feel cold.
Fantastic for large families or groups. Open all year round.+ More
