CHECK-IN TIME IS 4PM AND CHECK-OUT IS 11AM prompt. Early or late check-in/outs can be arranged upon AVAILABILITY but must be arranged in advance. Unscheduled late check-outs will be charged a minimum of $30 for every hour or portion therof beyond the stated check out time.
NOISE LEVELS – Exessive noise causing disturbances to neighbouring suites is not permitted. In the case of a noise complaint, guests may be subject to a $300 fine from the building.
ALL SUITES AND BUILDING COMMON AREAS ARE NON-SMOKING ENVIRONMENTS – You will be charged a $1,000 fine to cover decontamination & strata fines if smoking is detected inside the suite or building.
DAMAGE DEPOSIT – The deposit is not applied toward rent; however, it is fully refundable within Fourteen (14) days of departure, provided the following provisions are met.
a. No damage is done to the unit or its contents, beyond normal wear and tear, including but not limited to carpet/floor stains, interior wall damage, appliance repairs arising from improper use, window and window covering damage, permanent linen stains, dry cleaning costs associated with stains, breakage, theft, and any other damage noted on departure incurred, sustained or brought by any person occupying or using the accommodation.
b. All charges accrued during the stay are paid prior to the departure.
c. No linens or apartment items are lost or damaged.
d. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the complex.
Damage deposit will be returned via the same credit card that was chaged for the reservations deposit. In the case that damages are done to a suite that exceeds the security deposit, the guest will be responsible for costs incurred and we reserve the right to charge the same credit card for the excessive damages.
MAXIMUM OCCUPANCY – The Maximum number of guests for the suite is 2 people who can share bedroom. The couch is not a sofa-bed, so sleeping on it may not give the comfort feeling like bed. Only the number of guests including children, listed in your reservation are permitted on the property and may stay overnight. If you arrive with more guests than indicated at time of your reservation or have more than the permitted number of guests at the accommodation at any time during your stay, we reserve the right to cancel your reservation immediately and the entire cost of your accommodation rental will be forfeited.
CLEANING FEE – A one-time departure cleaning fee of $70 is required with each rental. This is to ensure a high standard of cleanliness for every guest. There is no daily maid service in the rental rate, however this can be arranged for an additional rate of $30/hour. Please thoroughly wash the dishes and dispose of garbage before you check out. To help to preserve an eco-friendly city, please categorize garbage and recycle! Garbage shall be categorized into organic/kitchen waste, container to recycle, paper to recycle, and landfills. Recycling bins are provided.
PARKING – 1 underground, gated and secured parking spot can be provided at $10/day during your stay. For your friends visiting, there are free 2-hour parking 1 block away, or meter parking on street is available. Also note that most street parking are free after 10pm until 9Am the next morning.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
ENTRY KEYS/FOBS – The keys and fobs are stored in a keycafe which is a block away. You will be receiving a access notice via mobile text or email. Please kindly follow the instruction to pick up/drop off keys. There is a $120 charge for each set of entry fob and key that is lost.
Late Departure Charge
Check-out time is no later than 11:00 prompt. Unscheduled late check outs will be charged a minimum of $20 for every hour or portion thereof beyond the stated check out time.
LOST AND FOUND – we can not be held liable for items lost or left behind. Items left behind will be kept for 14 days. If required, lost and found items will be returned for a min charge of $25 plus courier incurred.
EVENTS BEYOND OUR CONTROL – We are not liable for events beyond our control, which may interfere with the occupancy of the rental property, including but not limited to loss of the property by fire, flood, earthquake, tsunami, or other damage, changes of ownership, termination of management services, changes in the law, or seizure or other loss of the property. Beyond a refund of all payments made, we assumes no responsibility or liability arising out of the property not being available or suitable.
