We had a family of 5: 2 adults, and 3 kids. I am going to highlight some positives and negatives, I don't think our family would stay in the bottom suite again, but the upper half might be more suitable for us next time. Positives: It appeared to be a quiet, safe neighborhood with a beautiful view, has good privacy, an absolutely AMAZING park just a block away, the kitchen was clean, nice and open and had the dishes, utensils, & soap we needed. There is also small laundry facilities available which was also fantastic. There were ample pillows and blankets provided. There's a car port, which was great since it was raining, we could still access our vehicle and sit outside to enjoy the view and watch the many Quails across the street (Quails were a big highlight!). There is a BBQ, but we didn't use it. The Land lady has excellent and timely communication, it was a clean place with amenities for a reasonable cost. Negatives: we were hoping to have a kid or two sleep on the hide a bed, but when we pulled it out, it was simply a bed of springs, not ok for anyone to sleep on. We had a kid sleep on the couch portion instead. The other bed in the room we found to be too soft, my husband has back issues and after the first night he moved to the futon and I stayed in the bed with one or two kids. The bed was also enveloped in a vinyl cover assuming for wetness and/or bed bug prevention, but every time someone moved or left the bed, it was squeaky noisy, maybe a blanket between the box spring and the bed would stop this, I'm not sure. Since it is the lower half of a house, there is potential for noise upstairs, and the one room is directly against the main entrance to the house, which potentially could be noisy, being close proximity to the upstairs tenants' entryway. The one bathroom was in the den, which caused issues for us because we had people sleeping/napping on the Den futon. The air conditioning adjustments are upstairs, so there is no separate temperature adjustment in the lower living area. There is one fan provided, but we had multiple people, so one fan only kept one person comfortable. I think the heat is the same, only adjusted by upstairs tenants. The bath tub had a clog, not a huge deal, but annoying. If I had a Philips screwdriver I would have fixed it myself, I was only able to remove part of the hair clog, hopefully they rectify this. All in all, it wasn't ideal for us, but there were a lot of good things about this place!
