Property Description

Our beautiful and spacious river house sits on the Connecticut River and across from Windsor, VT. It is convenient to everything in the White River Junction Area, including skiing, shopping, the nearby Harpoon Brewery and Silo Distillery, Dartmouth College, Woodstock VT, and much more!

The house offers 6 bedrooms, a newly renovated luxury bathroom, well-appointed kitchen, and complimentary laundry. We have a total of 7 beds: 4 queen, 1 full, and 2 twin-sized bunks, for a max of 10 adults and 4 children. It's a great place for your summer escape, for winter relaxation, and family get-togethers.

We're close to an amazing number of attractions and amenities. We're just across the bridge from the town of WIndsor, VT, home to the Harpoon Brewery, Silo Distillery, and Simon Pearce Glassware factory, and an Amtrak Station (with service on the Vermonter line). We're about 10 minutes from the Saint Gaudens National Historic Site as well, where you can see a full-scale Lincoln Memorial, great summer concerts, and some small hiking trails. More hiking is nearby at Mt Ascutney and plenty of nature preserves nearby.

For skiing, we're closest to Whaleback Mountain (about 30 mins), and only 45 minutes to Mt Sunapee or an hour to Killington. And in the warmer months, the river in the backyard is available for kayaking and other rowing.

It's the perfect place to start your vacation anytime in the year. Or, if you're like us, you might just love the house so much you stay in and watch the river flow by during sunset. Either way, we're happy to host you for a NH/VT escape!

RENTAL RULES

  1. Smoking is NOT allowed.

  2. People other than those in the Guest party set forth in the confirmed booking may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.

  3. Guests should not create excessive noise at a level that disturbs neighbors.

  4. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

  5. Keep the property and all furnishings in good order

  6. Only use appliances for their intended uses

  7. Pets are permitted only with prior approval. Please review the Pet Addendum on property if bringing pets.
  8. Parking: Parking is limited to 6 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

  9. Housekeeping: here is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
  10. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house.
  11. Pellet stove: The fireplace is a vented, electric pellet fired stove. Please do not throw any paper or other combustible materials in the fireplace. If using the fireplace, please turn it off when going to bed, when leaving the property for any period of time, and at the end of your stay.

  12. Water and Septic: The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $100.

  13. Storms: If there is a storm, blizzard or hurricane, no refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Blizzard/Tropical Storm/Hurricane Warning area" and/or • A "mandatory evacuation order has been given for the Blizzard/Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

o Any unused portion of rent from a guest currently registered; o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
